If needed, we can add instant value to your property by repairing minor damages, redecorating and refurnishing to a high standard where needed, generally improving its condition – all at our cost
We will then have our cleaning team clean it regularly and we’ll carry out regular inspections ourselves to ensure it’s kept to a high standard.
We'll pay the bills for you
We’ll transfer the following bills for the property into our name and ensure they are paid on time:

Will I receive market value rent?
Sometimes. Even if slightly below market value, you may earn more overall after removing fees, voids, bills, and maintenance costs. We will walk you through the numbers to ensure profitability.
Will my rent be fixed?
Yes. Your rent is fixed, agreed in advance, and clearly stated in the contract.
How do I receive my rent?
We set up a standing order to your bank account with a pre-agreed monthly payment date.
Do you still pay if tenants don’t?
Yes. You receive your guaranteed rent on time every month regardless.
Do you pay a deposit?
Yes. We can offer either a cash deposit or deposit insurance.
How do you make money?
We rent rooms individually, manage tenants, pay all bills, and keep the remaining profit after paying your guaranteed rent.
What properties do you accept?
Typically 5+ bedroom student properties, but we also consider 3-bed properties with multiple reception rooms. HMO compliance is required.
Does my property need to be furnished?
No. We can fully furnish the property to a high standard.
What condition should the property be in?
It should be safe and compliant. Minor repairs or redecoration are acceptable—we can assist if needed.
Will I deal with tenants?
No. We manage everything including tenants, contracts, deposits, and maintenance.
Do I still own my property?
Yes. You remain the full owner at all times.
Can I visit my property?
Yes, with 48 hours notice so we can coordinate access.
What if damage occurs?
We repair it immediately and recover the cost from tenants or deposits.
